PROPERTY DESCRIPTION

completed in June 2026 by RR Russo’s Construction.
The first floor spans 2,512 square feet across multiple finished
floor elevations, with a program that includes a two-car garage,
mudroom with electric radiant heat, guest study, full bath, powder
room, pantry, and an open kitchen, dining, and living sequence
anchored by a gas fireplace. The second floor adds 1,850 square
feet, including three bedrooms each with a private bath, a sitting
room, laundry, and a primary suite with walk-in closet and direct
access to the roof deck.
Kerdi decoupling membrane. All other flooring is Sawyer Mason
7-inch engineered hardwood. Electric radiant heat runs through
the mudroom and the full second floor. Windows are Marvin
Elevate throughout, 37 openings in total. Siding is cedar shingles
with woven corners, trim is 5/4 x 5 PVC throughout.
rock formation made a traditional basement impossible: 10-inch
poured concrete walls with number 4 rebar at 12 inches on center,
continuous footings 24 by 10 inches placed 4 feet below grade, and
a radon mitigation system installed at the outset. The roof combines
12/12 pitch hip and gable forms with 4/12 shed dormer transitions
and standing seam metal tray roofing, with the upper ridge reaching
elevation 63.04 feet against a permitted maximum of 64.73.

carpenter, learning every system of construction from the inside out.
The residence at 10 Naugus Avenue is the first project completed under RR Russo’s Construction, the company he
founded after more than two decades of hands-on experience in the field. Every specification in this project
reflects what that experience teaches: that the decisions no one sees are the ones that determine how a building
performs over fifty years, not five.
